Definition:

A short sale is a sale of real estate in which the proceeds from selling the property will fall short of the balance of debts secured by liens against the property, and the property owner cannot afford to repay the liens' full amounts and where the lien holders agree to release their lien on the real estate and accept less than the amount owed on the debt.

The Short Sale Process

  2. 2. We will come meet you with one of the local Rochester realtors who are experts in Short Sales will join us and present your options.
  3. 3. If you decide to proceed you will sign a Listing Agreement with the Realtor(with no fee to you) and a Purchase Contract with Upstate Property Investors
  4. 4. A lawyer will be recommended for you to use (at no cost to you) by the Realtor who is experienced in Short Sales in NY. They will contact you for the necessary paperwork (Bank Statements, Paystubs, etc) and will submit the paperwork to the bank for you
  5. 5. You stay in your house for the next 3-4 months while the sale is finalized as the foreclosure process will be stalled due to the short sale. Once the sale is complete you can move forward with your life
